A New Giant Rises Over Sandton

Sandton has never shied away from reinvention. Yet even by local standards, the arrival of Olympus Sandton signals a bold new chapter for the city’s residential landscape. The R1.2 billion luxury development finally broke ground this week, placing shovels in soil and ambitions firmly in the clouds.

For Tricolt Group and Growthpoint Properties, the joint vision behind this project, the site itself was destiny. Set at the highest point of the emerging Sandton Summit Precinct, the development stands exactly where the ridge lifts you into Sandton’s skyline. Designers describe the location as both the literal and symbolic apex of the city. Anyone who knows the approach to Sandton along Rivonia Road will understand the drama of that ascent. Soon, the two sculptural towers of Olympus Sandton will frame that gateway.

A Record Breaker Before Completion

Long before construction crews arrived, the development had already rewritten the rulebook. Of the 529 units on offer, 420 have already been snapped up. Sales of R1.2 billion were secured in just eight months. That tempo places Olympus among the fastest-selling residential projects in Sandton’s recent memory.

One of the standout moments took place during the four-day launch earlier this year. Buyers committed a jaw-dropping R1 billion in that window alone. And interest has not been limited to Joburgers. The buyer pool is currently 70 percent South African and 30 percent international, with most choosing to invest rather than occupy.

The milestone sale so far belongs to the penthouse in tower one. It went for a base price of R40 million and is expected to reach an estimated R44.45 million once upgrades are completed.

Demand has been so strong that the developers abandoned the original phased plan and decided to build both towers at the same time. That means future residents will step into a fully activated precinct from day one.

Where Architecture Meets Ambition

Designed by ClarkeHopkinsClarke Architects from Australia, working alongside South Africa’s own DHK, the two twisting towers were conceived to move with the skyline rather than simply fill it. The alternating geometry shifts subtly with each level, creating a visual rhythm that makes the façade feel alive. Beyond aesthetics, this twist also maximises panoramic views across Johannesburg’s urban canopy.

The development will serve as the main residential anchor of Growthpoint’s long-term Sandton Summit Precinct vision. The precinct sits at a high-profile intersection where Katherine Drive meets Rivonia Road. For more than a decade, Growthpoint has been assembling and elevating this walkable mixed-use district. The Discovery head office remains the precinct’s most recognisable landmark. Olympus Sandton now joins as the first residential piece of the puzzle.

Growthpoint executives point out that Sandton is entering a renewed growth cycle. Businesses are modernising. Walkability is improving. Investors are returning. In their words, this is not just another luxury apartment block. It is a commitment to shaping a city where people live, work, and connect with ease.

Luxury With a Local Touch

What sets Olympus Sandton apart is its hospitality offering. The Marble Hospitality Group will bring two well-known attractions into the towers. Marble Restaurant will occupy the eighteenth floor, serving signature fire-cooked dishes against a backdrop of sweeping 360-degree views. On the ground level, the Pantry by Marble will activate the street edge along Rivonia Road, turning the podium into a lively everyday stop for residents and visitors.

Beyond dining, the podium will also include a sky garden with lush plant life, a resort-style pool deck, a cocktail area, and a fully equipped gym. Developers say the goal is not just luxury but a curated lifestyle. Residents will experience concierge-level service from arrival through every shared space long before they even reach their front doors.

Built for Tomorrow’s Johannesburg

Olympus Sandton embraces sustainability as a foundation rather than an add-on. Each unit is designed to maximise natural ventilation and daylight. The towers use performance glazing that reduces heat gain, and both energy- and water-efficient systems have been integrated to lower overall consumption.

The project timeline is set at around 26 months. If construction stays on schedule, residents will begin moving in around early 2028.

A Growing Trend in South Africa’s Property Market

The development arrives at a time when mixed-use precincts are rapidly reshaping the country’s property landscape. A recent market analysis published by the Currie Group reports that mixed-use projects currently hold about seven percent of South Africa’s commercial property share, with strong growth expected through 2030.

Both Sandton and Cape Town’s V&A Waterfront have shown that integrated living spaces consistently achieve premium valuations. Buyers and developers increasingly value neighbourhoods that combine residential, office, retail, and entertainment rhythms within one coherent lifestyle environment.

Olympus Sandton is positioned at the heart of that shift. The combination of rapid sales, a commanding site, iconic design, and strong investor appetite suggests that this development is not only a new addition to the skyline. It is a marker of where Johannesburg’s future is heading.
