South Africa Claims Half of Africa’s Most Expensive Cities – Here’s Why

If there’s one thing South Africa knows how to do, it’s turn location into luxury. The latest Africa Wealth Report 2025 has confirmed what locals and international investors have long suspected: the Rainbow Nation has officially become the continent’s luxury property powerhouse.

Cape Town leads the charge

Cape Town sits proudly at the very top of the list, where prime real estate now averages an eye-watering $5 800 per square metre. The Mother City’s pull comes as no surprise. From the postcard-perfect beaches of Clifton and Camps Bay to the vineyard estates of Constantia and the Atlantic Seaboard’s dramatic ocean views, Cape Town has positioned itself as Africa’s answer to Monaco or Miami.

For foreign investors, the city is a bargain compared to global hotspots. A million dollars buys about 178 m² of prime property in Cape Town. In London, you’d squeeze into just 29 m². In New York? A mere 26 m².

South Africa’s luxury cluster

But Cape Town isn’t flying solo. South Africa holds five of the top ten spots on the continent’s most expensive list. Hermanus, Plettenberg Bay, Franschhoek, Umhlanga and Ballito, as well as central Sandton, all rank as prime destinations. Together, they paint a picture of a country where lifestyle and exclusivity carry a premium price tag.

Seaside escapes like Hermanus and Plettenberg Bay attract retirees, second-home buyers, and ultra-rich holidaymakers. Franschhoek continues to lure gourmets and wine collectors from across the world. Meanwhile, Umhlanga and Ballito on KwaZulu-Natal’s coast have cemented themselves as playgrounds for Durban’s elite. And Sandton, Johannesburg’s financial hub, remains the continent’s “richest square mile.”

What’s driving the surge?

Several forces are at play. South Africa offers lifestyle diversity unmatched elsewhere in Africa: beach villas, wine country estates, wildlife-adjacent retreats, and high-rise penthouses. The rand’s weakness makes property more affordable for international buyers, while luxury neighbourhoods continue to expand with exclusive developments, security estates, and lifestyle hubs.

Yet, this boom is double-edged. While the wealthy celebrate record-breaking sales, ordinary South Africans grapple with rising food and fuel costs, water shortages, and load shedding. Social media users have already pointed out the irony: “Sandton might be Africa’s richest square mile, but try telling that to the people stuck in traffic when the robots are out,” one Johannesburg resident quipped on X.

South Africa: luxury magnet, affordability puzzle

The dominance of South African cities on this list sends a clear message: the country remains Africa’s most attractive playground for the wealthy. But it also sharpens the spotlight on inequality, raising questions about who really benefits from these booming markets.

For now, though, the numbers don’t lie. Whether you’re sipping wine in Franschhoek or chasing sunsets in Clifton, South Africa’s luxury property scene has never looked stronger. Investors are watching closely, and so are ordinary citizens left wondering whether this prestige-driven growth will ever translate into shared prosperity.
