This level of demand contrasts sharply with the rest of Gauteng’s rental market. PayProp’s Rental Index shows rental growth in the province slowed to just 2.9% in early 2025, one of the lowest rates nationally. The average rent in Gauteng is R9,201, highlighting just how exclusive Melrose Arch has become.

Joburg’s Rise In Property Searches

Interestingly, despite Cape Town traditionally leading property interest, Pam Golding reports that Johannesburg suburbs are gaining traction. Between August 2024 and January 2025, seven of the top 20 searches on the company’s website were for Gauteng areas such as Bryanston and Sandton.

Golding notes that Joburg suburbs now account for nearly a third of all searches, signalling renewed investor and renter confidence in the city’s property market.
